Our Goal

The goal of the Planning, Zoning & Economic Development Department is to provide professional leadership to the citizenry and business community of the Town of Kenneth City in the use of land and resources, and to provide assistance to businesses that are expanding or relocating to Kenneth City in order to ensure a continued balance between the economy and environment is maintained.

Our Services

The Town of Kenneth City offers a number of services for its resident and business community including Pre-Development Conferences, Façade Grant Assistance, Zoning Verification Letter, and Flood Information assistance.

Flood Information

This department also contains links and pages that provide flood information. If you would like assistance determining your flood zone, viewing flood maps or FIRM maps, or have any questions please contact the CRS Coordinator - William Curvin (727) 498-8948, or stop by Town Hall during operational hours. Alternatively, you can also find flood information publications such as the 2020 FIRM Map at a local library in Pinellas County if you are a PPLC Library Member, a membership that Kenneth City fully reimburses with proof of receipt.

Flood Insurance

Do You Need Flood Insurance?

Flooding can occur anywhere it rains, and flood insurance is mandatory for federally backed mortgages. Flood insurance is required to receive federally secured financing to buy, construct, or improve a building in a high-risk flood area, also known as a Special Flood Hazard Area (SFHA), In these areas, more than 75% of all flood claims are paid. Federally regulated or insured lending institutions must determine if the building is in a SFHA. If it is, the lender must require flood insurance on: FHA loans, VA loans, second mortgages, home equity loans, home improvement loans, construction loans, commercial loans, farm credit loans. Be aware that there is a 30-day waiting period before coverage goes into effect.

Visit Flood Smart, or call (888) 379-9531, for information about flooding and protecting your property and yourself. Flood Smart will also provide information on policy rates and coverage. For details on your specific property, it is best to contact a local insurance agent or lending institution.

The Elevation Certificate is used to provide information necessary to ensure compliance with community floodplain management ordinances to determine the proper insurance premium rate. It is also needed to request a map amendment or revision.

Elevation Certificates are required to accurately rate a home’s flood risk. To obtain an elevation certificate, contact a licensed surveyor. Typically, an elevation certificate costs several hundred dollars, and can be requested as part of the survey that is done when you build or purchase a house.

By having your Flood Insurance policy rated using an elevation certificate, you could save money on your flood insurance premium.

The Elevation Certificate is also one way for the County to comply with the National Flood Insurance Program requirement that the community obtain the elevation of the lowest floor (including basement) of all new and substantially improved structures and maintain a record of such information. Communities often require preparation of Elevation Certificates for properties as part of the permitting process as well.

If an Elevation Certificate has been prepared for your property, you may be able to obtain it from the property developer or your community’s building department.
